• No pets

• A villa service charge of 5% is required prior to check–in

• Non-smoking villa, violation of this policy will result in a $500.00 USD per day cleaning fee

• Strictly quiet hours in the community after 10pm (no loud music allowed)

• Alcoholic beverages are not included in the rental fee

• Please note, due to Sian Ka’an being a protected reserve, it is not permitted to bring external ATVs, water sports equipment such as kiteboards, or audio equipment. It is also forbidden to fish, in order to protect the endangered sea life. Additionally, pets are not allowed

• It is also important to note that roads in Sian Ka’an are unpaved and therefore distances and times may vary depending on the season and road quality and conditions

• There is an entrance fee to the Biosphere Reserve of Sian Kaan that is not included in the rate. This fee is $12 USD per person per day and it’s paid at the entrance arch by cash

• During the turtle nesting season, the lights on the beach and pool areas will remain off to avoid disturbing their natural behavior. Please, if you spot a turtle as they lay their eggs, do not approach them. You are welcome to watch them from a distance, but remember to keep all light sources off and avoid making any noise.
